Approach senior level owners of regional malls, outlet centers, shopping centers, department stores, vacant pads, air rights, and ground leases.
CAPITAL
Flexible investment approach with balance sheet equity and/or external institutional capital. Will consider joint ventures with existing property owners, and ground lease structures (rent dictated by entitlements) to create alignment of interests.
EXPERIENCE
Ability to look at the opportunity from the retail landlord viewpoint, how to enhance property demand and value. Unique understanding of REA’s (Reciprocal Easement Agreements), parking requirements, retail merchandising and co-tenancies.
BRANDING
Market the real estate address whereas the master development seems like one project and enjoys the synergies of the mixed-use components.
UNDERWRITING
Provide full pro forma transparency with owners/sellers. The sponsors successful track record, access to capital, and willingness to take calculated entitlement risk should provide plentiful dialogue.
